Since October 2008 I have been the residential estate manager at the Woodlands development in Perivale. In this capacity I
manage a new build estate comprising of 230 residential units in Perivale, West London.
The work I undertake in this role is diverse and wide ranging and includes:
- Appointing maintenance contractors (agents, grounds maintenance teams, gardeners, cleaners, accountants, fire systems and water pump maintenance service providers),
and monitoring and reviewing their performance
- Attending to lessee queries, concerns and complaints
- Undertaking tendering processes for maintenance contracts, negotiating and drafting new contracts
- Organising and chairing annual general meetings
- Upholding the covenants of the lease and the articles of association binding on the Management Company
- Preparing service charge budgets for the forthcoming year and monitoring expenditure
- Liaising and negotiating with third party stakeholders including housing associations, the local authority and the freeholder's agent on matters such as road
adoption and buildings insurance
- Organising social events for residents
- Managing the deposit of unallocated funds to maximise interest returns
- Providing legal services, including advising on legal courses of action against debtors and lessees in default of their lease and leasehold valuation tribunal
